Unlike traditional software tools, AI systems can inadvertently encode, amplify, or introduce bias if not carefully designed and monitored. We treat Fair Housing compliance not as a checkbox but as a foundational design principle that influences every aspect of how our Piper AI assistant operates.
How Piper AI Ensures Fair Housing Compliance
Zero Protected-Class Variables
The Piper AI assistant does not collect, store, reference, or use any of the following protected class characteristics in lead qualification, scoring, response generation, property recommendations, or any other platform function:

Anti-Steering Protections
The Piper AI assistant is designed to prevent steering --- the illegal practice of directing prospective buyers toward or away from neighborhoods based on protected characteristics. Specifically:
- Piper provides property information based solely on the lead's stated preferences (price range, bedroom count, location preferences, timeline) and publicly available listing data
- Piper does not characterize neighborhoods using language that could be construed as steering (e.g., describing areas as "family-friendly," "up-and-coming," or "diverse" as coded language)
- When leads ask about neighborhood demographics or composition, Piper directs them to publicly available census data and community resources rather than providing subjective characterizations
- All property recommendations are based on objective criteria matching the lead's stated requirements
Lead Qualification Standards
Piper's lead qualification process is based exclusively on legitimate, non-discriminatory real estate criteria:
- Timeline: When the lead is looking to buy, sell, or rent
- Budget: The lead's stated price range or pre-qualification status
- Property requirements: Bedrooms, bathrooms, property type, square footage
- Geographic preference: Specific neighborhoods or areas the lead has expressed interest in
- Urgency: Whether the lead needs to move by a specific date
No other factors are used to qualify, score, prioritize, or deprioritize leads.
AI Prompt Guardrails
The system prompts governing Piper's behavior contain explicit instructions to maintain Fair Housing compliance. These guardrails are built into the core AI configuration and cannot be overridden by agent customization or lead conversation context. The AI is instructed to refuse to answer questions about neighborhood racial composition, religious demographics, school quality as a proxy for demographics, crime statistics presented in a steering context, or any other topic that could facilitate housing discrimination.
Monitoring and Accountability
GoPiperGo maintains a full audit trail of every conversation conducted through the Piper platform. This includes the complete text of all inbound and outbound messages, AI-classified intent for each interaction, timestamps and metadata for compliance verification, and agent escalation records. These records enable us to review AI behavior, investigate complaints, and demonstrate compliance to regulatory authorities if required.
